Toyota Stadium's $1 billion transformation underway
Hunt Sports Development is building a hotel, music venue and office complex to turn a soccer stadium into a year-round destination.
In brief
Hunt Sports Development is building a hotel, music venue and office complex to turn a soccer stadium into a year-round destination. Toyota Stadium is evolving from a soccer-only venue into a mixed-use entertainment district with hotels, restaurants, offices and live music. Originally reported by Dallas Express.
Toyota Stadium gets major expansion
Hunt Sports Development announced plans for a mixed-use district east of Toyota Stadium featuring a 290-room boutique hotel, rooftop bar and a 3,000-person music venue. The project breaks ground in 2027.
“Adding hospitality, dining and live entertainment will build on that foundation and continue to make this one of North Texas' most active year-round destinations.”
Hotel features rooftop bar and spa
The boutique hotel will include a full-service restaurant, rooftop bar and lounge, experiential spa and fitness center. It will have approximately 290 rooms.
Convention center with flexible event space

The development includes over 40,000 square feet of convention and meeting space, with a 15,000-square-foot ballroom that can transform into a 3,000-person music hall.
Stadium renovation now $215 million
Toyota Stadium's renovation cost has increased from the $182 million approved in September 2024 to $215 million. Work remains on schedule for completion in spring 2028.
Office complex adds 1 million square feet
A separate multi-phase office complex planned west of the stadium will contain more than 1 million square feet of premium office space, complementing the hotel and entertainment district.
Total development expected to hit $1 billion
The entire redevelopment effort surrounding Toyota Stadium is expected to generate more than $1 billion in private investment once fully developed, including hotels, restaurants, retail and housing.
From farmland to entertainment hub
When Toyota Stadium opened in 2005, it was surrounded by farmland. Now it covers 145 acres with 17 tournament-grade soccer fields, the National Soccer Hall of Fame and hosted Sweden's World Cup base camp in 2026.
“Nearly three decades ago, my dad, Lamar Hunt, worked with the City of Frisco to build a stadium surrounded largely by farmland. He had a vision that someday it would become the center of a vibrant community.”
Frisco doubles down on sports strategy
The new development reinforces Frisco's strategy of building hospitality and entertainment around major sports properties. The city already hosts the Dallas Cowboys' headquarters and PGA of America's headquarters.
Year-round destination beyond match days
The project is designed to extend the economic impact of Toyota Stadium well beyond FC Dallas matches. The campus will serve residents, businesses, sports fans and visitors throughout North Texas.
The takeaway
Toyota Stadium is evolving from a soccer-only venue into a mixed-use entertainment district with hotels, restaurants, offices and live music.
