A WWII Airbase Becomes a Neighbourhood
Prince Edward County's Base31 is adding homes, and the first village goes on sale this fall.
In brief
Prince Edward County's Base31 is adding homes, and the first village goes on sale this fall. Hilltop sells proximity as much as square footage: porches, 10 km of trails and a community garden, with an arts and food district already built next door. Originally reported by House & Home.
A historic site gets new life

Base31, in Ontario's Prince Edward County, is opening a residential chapter called Base Living. Homes sit inside a destination that already draws visitors.

From airbase to homebase
The land was a Second World War airbase before it became a year-round hub for arts and entertainment. Hilltop, the first village, opens for sale this fall.
Built for walking, not parking

Hilltop is laid out around walkable streets, front porches and green space, with varied finishes and transitional architecture so the blocks do not repeat.
“Varied architecture and models give the streets character.”
Ten kilometres of trails

More than 10 km of trails run through the neighbourhood, so getting outside means stepping off your porch rather than driving somewhere first.
“Trails create a neighbourhood designed for exploring.”
A garden neighbours share

A community garden gives residents a shared reason to show up: grow something for dinner, spend an afternoon outdoors, meet the people on your street.
“A community garden gives neighbours a place to grow together”
The district is the amenity

B31 District puts arts, food, culture and year-round events within reach of home. Registration is open now for grand opening details and priority access.
