Flex office investments surge in India

Private equity pours record capital into flexible workspace operators as large enterprises reshape how they use office real estate.

In brief

Private equity pours record capital into flexible workspace operators as large enterprises reshape how they use office real estate. Flex office spaces are becoming a structural part of India's office market, with large enterprises and global capability centres driving adoption and attracting bigger investment deals…

PE investments hit record high

Private equity poured USD 30.9 million into India's flex office sector in the first half of 2026 across just two deals, already surpassing the USD 24.3 million invested through four deals in all of 2025.

Market shifting toward consolidation

The flex office sector is moving away from having many small operators toward fewer, larger players. Investors now focus on companies with strong operations, proven ability to scale, and exposure to enterprise clients.

Flex spaces now 24% of office leasing

Flexible office accounted for 24 percent of all office space absorption in India's eight leading cities during the first half of 2026, up dramatically from just 4 percent in the first half of 2017.

Bengaluru leads flex space demand

Bengaluru absorbed 2.9 million square feet of flex office space in the first half of 2026, followed by Pune and the National Capital Region at 2.2 million square feet each, and Hyderabad at 2 million square feet.

Large enterprises dominate flex adoption

Large enterprises now account for 72 percent of flex office seats, with global capability centres representing 52 percent of flex demand. These organisations use flexible spaces to match capacity with uncertain growth.

“By converting fixed real estate commitments into variable capacity, it allows businesses to align space with the pace and uncertainty of growth.”

Flex market grew 30% annually since 2017

Flex office transactions expanded from 2.2 million square feet in 2017 to 18.6 million square feet in 2025, representing a 30 percent compound annual growth rate over the eight-year period.

What to remember

Flex office spaces are becoming a structural part of India's office market, with large enterprises and global capability centres driving adoption and attracting bigger investment deals.
