Three landlords, one signal
Prologis, Digital Realty Trust, and Federal Realty are all posting record leasing volumes and raising full-year guidance. Each owns different property types but shares the same momentum.
Prologis dominates logistics
Prologis signed a record 67 million square feet of leases in Q2, its fourth record in seven quarters. The company owns logistics real estate across 20 countries with a 14,000-acre development pipeline.
“As we look across the business, it's clear we're entering the next phase of growth where logistics, data centers, and energy increasingly reinforce one another.”
Prologis occupancy and rent growth

Occupancy hit 95.5%, up 20 basis points sequentially. Rent change on rollover ran above 36% on a net effective basis, with the portfolio carrying a 17% mark-to-market representing roughly 800 million dollars of embedded NOI.
Prologis dividend and guidance
Prologis pays a 1.07 dollar quarterly dividend. Raised 2026 Core FFO guidance of 6.22 to 6.30 dollars per share covers the payout with meaningful cushion, up from 96 cents in 2024.
Digital Realty leads AI buildout
Digital Realty owns over 300 data centers serving 6,000 cloud and enterprise customers. Q2 zero-to-one-megawatt-plus interconnection bookings hit a record 108 million dollars.
Digital Realty backlog and pipeline
Total backlog reached a record 1.9 billion dollars at 100 percent share, roughly 30 percent of in-place data center rent. The development pipeline stands at 1.4 gigawatts under construction at a total cost of 20 billion dollars, 63 percent pre-leased.
Digital Realty dividend and outlook
Digital Realty pays a 1.22 dollar quarterly dividend. Raised 2026 Core FFO guidance of 8 to 8.10 dollars per share, with management expecting double-digit Core FFO per share growth in 2027 and beyond.
Federal Realty retail strength
Federal Realty owns grocery-anchored shopping centers in affluent coastal metros. The company signed 124 comparable retail leases for 819,273 square feet at 15 percent cash rent spreads in Q2.
Federal Realty occupancy records
Portfolio leased rate reached 96.1 percent, up 70 basis points year over year. Small-shop leased occupancy hit 93.9 percent, levels management said have not been seen since 2007.
Federal Realty dividend king status
Federal Realty raised the quarterly payout 3 percent to 1.16 dollars, extending the consecutive annual dividend-increase streak to 59 years, the longest in the REIT sector.
Federal Realty guidance and pipeline
Raised 2026 Nareit and Core FFO guidance of 7.48 to 7.56 dollars per diluted share, implying 5.9 to 7.1 percent growth. Redevelopment queue includes Grossmont Center at 9 to 10 percent ROI.
The common thread
All three REITs are equity landlords collecting rent on owned buildings, not mortgage REITs. Record leasing, raised guidance, and dividend coverage that leaves room for reinvestment signal broad real estate strength.
Here's the gist
Three different property types are all seeing record leasing activity and raising dividend guidance, signaling broad-based real estate strength driven by logistics, AI infrastructure, and coastal retail demand.
